His 150,000-sf Gates at McGinnis Ferry sold out 12 months after opening last year. Now Minchew has opened The Gates at Laurel Springs, a 152,370-sf, 14 -building, $22.5 million venture in suburban Alpharetta, GA, 30 miles north of Downtown Atlanta.

His Minchew Enterprises Inc. already has sold two of the properties, a 10,490-sf building and a 16,980-sf structure. Minchew declines to disclose the selling price until the assets close in April.

But brokers familiar with the Alpharetta submarket tell GlobeSt.com on condition of anonymity the properties will each probably go for about $1.5 million. That equates to about $142.99 per sf and $88.34 per sf respectively.

The condos generally sell for $400,000 to $1.6 million and are sized 2,622 sf to 10,490 sf. Minchew, an Atlanta developer since 1974, knows why his product is moving quickly.

"As traffic continues to build in the metro Atlanta area, a growing number of business owners are looking for quality office space closer to their residence," Minchew says in a prepared statement.

"Families locate their residences in this area because of excellent schools, shopping and cultural activities. It makes sense that these same families would look to invest their assets in commercial real estate here as well."

The Gates at Laurel Springs is located at the intersection of 141 and Laurel Springs Parkway, across from the exclusive Laurel Springs Golf and Country Club and in the thriving John's Creek technology corridor.

Amenities near the office condos include a grocery store, dry cleaner, child care center, restaurants, golf courses and easy access to GA 400 and Interstate 85.

Besides the Gates at Laurel Springs and the Gates at McGinnis Ferry, Minchew Enterprises has developed the 1,200-acre Laurel Canyon master-planned golf community; Oakley Downs residential community in Vinings, GA; Whitlock Park Professional Center; Oakton Pond subdivision in Marietta, GA; and Main Street Commons office condo park in Downtown Alpharetta, GA.
