Mark Lehman and Chris Kugle of the Houston office of Grubb & Ellis Co., brokered the tenant's side of the transaction. Steve Hazel of Insite Realty in Houston represented the building owner, Houston Pine Forest Ltd.
Lehman tells GlobeSt.com that American Racing Equipment is exiting about 4,000 sf along Afton. He says his client liked the Garden Oaks location because of its easy access to Interstate 45 and Loop 610.
American Racing Equipment manufactures custom after-market car wheels such as clear-coated alloys. Lehman says the multi-tenant Garden Oaks building, which is more than 10 years old, was built out with a nice showroom and also comes with warehouse space. That, he says, was a big factor in the decision.
American Racing Equipment sells tires in 40 different countries. Its US operations are scattered all across the country, including all major Texas markets.
