The development - to be known as 'Aqua' - is to be refurbished.
The developers are hopeful of securing a suitable occupier for the building, which totals 33,000 sf, although a planning application has been lodged for another level to be added taking the total to some 41,000 sf.
The refurbishment specification is to incorporate comfort cooling and raised floors. The property also has secure on site parking.
The Sandpiper Group is 35 years-old. Trigram Properties was formed last year when Bill Houle, formerly of Phoenix Beard, teamed up with Mark Harris, formerly of Carillion, to work on development and investment in all sectors of the property market.
