Lone Star RS Platou & Braemar Inc. has leased 6,282 sf in the Greenspoint office building. The new tenant is a tanker chartering shop that maintains voyage, time charter and project contracts for all sizes of vessels from ultra-large crude carriers to small chemical carriers.
King says the location near the airport and away from JFK Boulevard's high-traffic flow was what ultimately convinced the company to head to 363 North Belt. He says he has another deal in the works and is talking to others looking for the same kind of airport convenience.
The 363 North Belt office building, totaling 386,277 sf, is owned by Australia-based Lend Lease Real Estate Investments. King represented Lend Lease. Phil Arnett of Trione & Gordon ONCOR International spoke for the tenant.
King says the building brings an average rent of $20.50 per sf. The building, he says, recently underwent a $2-million renovation. The structure's current occupancy is 91%, but routinely has exceeded 94% in recent years.
