Depot Business Park, a 2.2 million-sf former military base located at Fruitridge Road and Florin Perkins Road, had an occupancy rate of nearly zero two years ago, when it was taken over by U.S. National Leasing, a real estate firm led by Richard Fisher.

Fisher paid the remaining balance on Packard Bell's loan form the city, which was negotiated to pull the company into Sacramento. In addition, he took over the company's lease and option to buy the property in 2049 at $7 million.

Since then, U.S. National Leasing has leased 195,000-sf to the California Franchise Tax Board, 43,560-sf to American Plumbing, 44,000-sf to office depot, and closed many smaller deals with other companies.

Just recently, the company has negotiated deals with Ampam, a heating and air conditioning company, which will occupy 90,000-sf, and Balanced Body, an exercise equipment company, which will occupy 55,000 sf.

Lease rates in the area average from $2 to $3.50 per sf, monthly.
