Sueba is dedicating the balance of its land near its 314-acre Lakes of Parkway single-family community for the large-scale rollout. The communities also will be situated near Sueba's recently completed 115,000-sf, Kroger-anchored shopping center at the intersection of Briar Forest and Eldridge.

Twenty-four townhomes are going up at the intersection of Brimhurst and Parkway Plaza. The Baldwin Square dwellings range in size from 2,000 sf to 2,300 sf and carry price tags of $200,000 to $230,000. Sueba vice president of residential sales and marketing, Michael Baldwin tells GlobeSt.com the project delivers in August or September. High-finish interiors, two-car garages and yards are featured.

Similar in design will be Briarbrook Townhomes, ticketed for the intersection of Eldridge and Briarbrook. The 30-townhome project will boast rear-entry garages, average unit sizes of 2,500 sf to 3,000 sf and price tags of $250,000 to $300,000. The zero-lot line units will have optional third floors.

Sueba also is planning to build 312 apartments at the same intersection as Briarbrook Townhomes. Infrastructure work kicks off in May for a 20-acre undertaking, targeting a fall 2004 delivery, says David Jones of Southampton Management, a division of Sueba.

The apartment community will contain 48 leased townhomes and 264 garden-style apartments, with monthly rentals ranging from $980 for 900 sf to $3,000 for 2,900 sf. All will have attached garages.

A 122-unit townhome project is planned for a site near the junction of Richmond and Westhollow. Baldwin says the $130,000 to $160,000 units are aimed directly at apartment dwellers. There will be a pool, common areas and green space. Units are designed with two-car garages and come in sizes ranging from 1,300 sf to 1,600 sf. Construction begins in November, with delivery set for spring 2003.

The 85-unit patio home component will headline at tract near Richmond and Westhollow. Units will be priced from $230,000 to $300,000. The homes, featuring two-car garages, will range from 2,000 sf to 3,000 sf and be positioned on large lots.
