Construction on the building is expected to be complete by April 1, and already, it is 78% pre-leased. The General Services Administration signed a 10-year lease for the Federal Trade Commission (FTC) to occupy 200,841-sf--the first seven floors--at a total cost to exceed $75 million. FTC will move to its new space in July.
Speaking to GlobeSt.com about the sale, Cassidy & Pinkard managing director William M. Collins says "we marketed the property, and like every piece of Washington real estate these days, there were a lot of interested parties." He adds that there was no set asking price for the building. As for finding tenants to take on the remaining two floors that top the structure, exclusive leasing agent Cushman & Wakefield has been on the job and will remain so. "The new owners saw the results we had provided to Lowe -- the building is 78% leased by one tenant--and decided to stay with us," Cushman's Louis Christopher tells GlobeSt.com. "They knew we knew the most about the building. We've been involved with it from the beginning." While the FTC got in on the ground floor with a long-term lease rate of almost $38 per-sf, those hoping to take on some of the reaming space in the building could pay $50 per-sf or more.
