The largest deal tallies 5,200 sf and will put a Tex-Mex restaurant into Prestonwood Place at 5920 Belt Line Rd. in Addison. Dallas-based Enchilada's marks its third restaurant in the region with the pact. Jay Annand of Insignia/ESG in Dallas represented Prestonwood Place at the bargaining table while Jim Wells of R. Wells and Associates negotiated for the tenant, who's eyeing an April opening.

Garland's 1225 Belt Line Rd. also gets a new restaurant, Thai Dieu Truons. Collin Berg and Peter Kosley, both of Henry S. Miller Commercial in Dallas, represented the building owner, 1225 Beltline Partners Ltd., in the 1,300-sf lease.

Crossroads Shopping Center at 3033 W. Parker in Dallas is getting Skin Care International and Fabricare Cleaners. The day spa retailer is taking 1,673 sf and the cleaners, 1,626 sf. Mark Hajdu and Dan Shoevlin, both of Henry S. Miller Commercial, brokered the deal for the building owner, West Parker Shopping Center LP, while Ryan Hamilton from the same firm represented the day spa owner. Hajdu soloed on the dry cleaners' lease.

Arlington's Columbus Square at 2905 Galleria Dr. snagged a 2,000-sf renewal from Gold Fever Vending Inc. Nell Council of SCM Real Estate Services in Arlington represented the building owner. She also brokered a 3,600-sf lease for Slots of Fun in a new signing for Columbus Square.

And the constantly growing Dollar Tree will open its doors this month at Hillside Village at Mockingbird and Abrams roads in Dallas. The 11,400-sf signing is the third deal this year to close for the popular retailer. Other new spots are 7,722-sf at Red Bird Shopping Center in South Dallas and 8,000-sf Cedar Hill Shopping Center in the suburb of Cedar Hill. Woodmont Co.'s senior vice presidents Greg Rabin and Jennifer Frank represented the retailer. The Red Bird lease filled a building that stood vacant for three years, according to Woodmont.
