Chris Caudill of Grubb & Ellis Co.'s Houston office played a key role in each transaction. Tribocor acquired a 15,530-sf tilt-wall warehouse at 1320 N. Promenade in the Midway Co.'s Freeport SW Business Park in Stafford. Seller Clark Reliance of Strongsville, OH was seeking $1.2 million for the property.

Caudill, who brokered on the buyer's behalf, tells GlobeSt.com that the firm is expanding from a 9,000-sf leased spot in Stafford. He says the location and Freeport tax exemption were pivotal factors in closing the deal. The buyer is a producer of measurement, control, alarm, separation and energy conservation equipment for the power and process industries. Clark already has vacated the structure.

Tagu Pacific bought a 4,750-sf tilt-wall warehouse-distribution facility at 10409 Rockley in Houston's Dunn Southwest Business Park near the junction of Beltway 8 and Southwest Freeway. Caudill says his Sugar Land-based client also was coming out of a leased site.

The building was constructed in 1983 and will house Tagu Pacific's Asian furniture import/export business. Will Hrachovy of CMI Brokerage represented the seller, Mike Oda, who was asking $190,000.

Trung Do bought DeLorean Motor Co.'s 4,650-sf tilt-wall warehouse at 10804 Roark Rd., also in the Dunn Southwest Business Park. Caudill represented the seller, who owns the naming rights to the elite DeLorean Motor Co. Richard Mott, an independent broker, negotiated the deal for the buyer.

The property came to market when the seller decided to consolidate its Houston DeLorean shops with its Ohio-based parts warehouse. As a result, DeLorean built a 40,000-sf building off Beltway 8 in Houston's northeast submarket.

Trung Do will use the building to house his upholstery shop. The buyer was taken with the property because of its Beltway 8 visibility, says Caudill. The 19-year-old building pulled close to its asking price of $200,000.

Caudill says small buildings remain a hot item because interest rates are still low. He hinted the coming months will bring a resurgence in leasing and sales at manufacturing sites.
