Kramp says despite the oversupply, "asking rents have remained relatively stable although there are surfacing indicators that the hyper-supply conditions will place dampening pressures on them." He predicts that "Houston's retail market will continue to soften with recovery generally evident by the close of the year."
The report overall puts rent up a penny in fourth quarter 2001. Average rent at strip centers is 87 cents per sf while neighborhood centers are bringing $1.03 per sf. Regional malls are fetching an average of $3.26 per sf, according to O'Conner & Associates.
