CB Richard Ellis' Houston broker Billy Gold is partnering with the developer to market the project in the Fannin/610 Business Park. Verret Architects has designed the first phase of Corporate Center Fannin. Rosenberger Construction LP is the general contractor. The flagship building is designed with 45-foot by 50-foot column spacing and 360-foot deep bays. The cross-dock building, outfitted with an ESFR sprinkler system, will have 5% office space and a minimum clear height of 30 feet.
Corporate Centre Fannin is rolling out practically in sync with Warehouse Associates' Corporate Centre Kirby, a 12-building plan for 60 acres in the same submarket. The $8-million first phase, completed in fall 2001, consists of two buildings, 46,647 sf and 61,287 sf. The developers' first such distribution project, the 235,467-sf Corporate Centre Shepherd, was developed in 1999 and is 90% leased.
