Josh LaRocca of InSite Realty's Houston office brokered the deal for the tenant. Walter Menuet and Brad Berry were the in-house representatives for the building owner.
At build-out, the Beltway 8 Business Park will contain 260,000 sf. The first phase delivered in March 2001. A 133,000-sf structure is fully leased to Fort Worth-based Blackmon Mooring. The complex also includes two 26,400-sf, office-tech buildings and a 73,500-sf, office-warehouse. The project was 69% leased prior to the new deal. Neither Menuet nor Barry could be reached by press time for comment. Lease rates at the smaller office-tech buildings average $11 per sf annually.
