White Consolidated started moving into 151,000 sf in January and has just signed the final paper to amend its lease for the remaining space in the distribution facility at 3601 Pinnacle Point Dr., just off Interstate 30 in the Dallas limits. "It is kind of good luck. It kind of just happened," Lizzy Pappachen of Cushman & Wakefield of Texas Inc.'s Dallas office tells GlobeSt.com.

Senior director Thomas O. Pearson and Pappachen represent Hillwood Investment Properties, the development's owner. Seth Kelly of Dallas-based Trammell Crow Co. brokered the additional space on behalf of the tenant. White Consolidated Industries is a regional wholesale distributor for Electrolux products, one of the world's leading producers of household power appliances.

In December 2001, Hillwood's Dan Tatsch, senior vice president, said White Consolidated was pushing for early occupancy in a plan to lower operating costs and get closer to the freeway ASAP. The new Pinnacle Park Building 3 apparently suited the tenant to a "T" as it took the space while others were still just talking about it, Pappachen confided.

The South Dallas distribution project delivered in October. Southwest Moulding signed the flagship lease for 182,256 sf and took keys as soon as the work wrapped up.

Pinnacle Park's freeway positioning and South Dallas incentives have had the park bustling for at least a year. The newest resident is AVW-TELAV Audio Visual Solutions of Dallas, which has just moved into a 125,000-sf build-to-suit positioned on about 5.9 acres in the park. Ray O'Connell Real Estate was the developer of the multi-use facility, which includes office and production staging areas as well as distribution space to service the firm's 32-city operation.

The AVW-TELAV building at 4545 W. Davis St. is a design of Azimuth: architecture of Dallas. McFadden & Miller was the general contractor and Steven M. Rahn Inc., the landscape architect. Hunt & Joiner was the structural engineer and Daton Macatee, the civil engineer.
