Accountant Dana Kirk has signed for 4,091 sf at the Chase Bank building, situated at 4265 San Felipe in Houston's River Oaks/Galleria submarket. Steve Rocher and Vicky McGuire, both of the Houston office of Grubb & Ellis Co., represented tenant and building owner in the lease negotiations.

The Chase Bank building is a 207,534-sf office tower located just east of West Loop 610. The 18-year-old building currently is 87% occupied, excluding available sublease space.

Rocher and Grubb & Ellis' Hubert Wen represented BMS Management in a 3,207-sf lease renewal for Ultramarine's office at 3100 S. Gessner in the Westchase submarket. Peggy Meredith of the Houston office of Colliers International represented the tenant.

The 3100 S. Gessner is a 21-year-old, eight-story, 135,302-sf building positioned between Richmond and Westheimer near the Sam Houston Tollway. The building is 89% occupied, sans sublease availability, and is being advertised at $15 per sf annually. The class B building is set to undergo a renovation in the third quarter.
