Brad Marnitz of the Houston office of NAI Partners represented Kobelco, the tenant of record, in the talks. Midway Cos., park owner, used in-house representative, John C. Duffie, executive vice president, to broker the deal.

Marnitz tells GlobeSt.com that Kobe Steel has been the sole occupant since the building went up about five years ago. Marnitz says the building is designed with 20% office and 80% warehouse space.

Tokyo-based Kobe Steel supplies aluminum and copper products as well as steel. The company also deals in welding consumables, urban infrastructure, plant engineering services and industrial machinery.

Freeport Southwest Business Park is a 235-acre development at the intersection of Texas 90 and FM 1092. Midway Cos. has developed about 1.1 million sf in 12 buildings on 70 acres in the park. In the build-to-suit arena, Midway has just delivered a 130,000-sf building for RTRON and 75,000-sf structure for Groth Corp.
