The 33,172-sf lease is less than one- tenth of the space is vacating. The space will accommodate Merrill Lynch's 401(k) account division.

ParkRidge Corporate Center is a 950,000-sf office campus being created by a joint venture controlled by PatrinelyGroup and Apollo Real Estate Advisors LLC of New York City.

Apollo controls a family of funds with more than $6 billion in assets.

Other tenants in the campus include Time Warner Telecom and American Century Investments.

PatrinelyGroup's affiliate, Crimson Corporate Services LLC, is the property manager for ParkRidge Four and Six. Fuller and Co. coordinated the leasing.

Earlier this year, White Lodging Services Corp. Broke ground on a full-service Marriott hotel adjacent to the park. The 278-room hotel, featuring a full-service restaurant and conference facilities, open next spring. It is the first full-service hotel in Douglas County.

Houston-based PatrinelyGroup is a subsidiary of Crimson Capital Ltd., a real estate services and investment holding company. PatrinelyGroup principals have completed more than $2 billion in projects since 1983.

The firm is currently active in Colorado, Arizona, Florida, Maryland, New Jersey, Texas and Virginia.
