The building will become Downtown's first private-sector, Class A office high-rise and mixed-use project to be under construction in more than a decade, according to Robert Lankford, president and CEO of the San Diego-based development company.
The only other class A high-rise to be developed Downtown since 1990 was the San Diego Hall of Justice, an award-winning design/build project that Lankford developed on behalf of San Diego County.
The project will include 430,000 sf of office space in the high-rise, 13,000 sf of ground floor retail space, subterranean parking for 750 cars, and a four-story residential component, Lankford says.
The 75,000-square-foot footprint for the project is at the southeast quadrant of West Broadway and Kettner Boulevard, considered one of the premier sites available at the western boundary of Downtown San Diego's bayside CBD.
Lease commitments received include Milberg Weiss Bershad Hynes & Lerach LLP, which will occupy about 30% of the leasable square footage of Broadway 655 --about 120,000 sf of space on the top six floors of the $150 million development; NRG Energy Inc. and Irving Hughes. Hensel Phelps will be the general contractor and Carrier Johnson is the architect.
