Pollock Summit Electric LP is taking 23,625 sf at Pinemont Center at 4747 S. Pinemont Dr. in northwest Houston. Vantage Development #22 Inc. is the owner of record. The company will use the site for fabrication, storage and sales of electrical equipment as well as employee training.

Brad Berry was Vantage's in-house representative for the talks while Steve Kuper of National Realty Group represented the tenant. Pinemont Center is a two-building business park totaling 69,750 sf. According to quoted rates, the rates range from $5 per sf to $5.50 per sf annually.

Berry and Vantage's Walter Menuet structured a 16,608-sf lease for DSI Toys Inc. at the Beltway 8 Business Park. The site will be used for general office, storage and distribution of toys and electronics. Bob Berry of Dallas-based Staubach Co.'s Houston office represented DSI Toys Inc.

DSI Toys has selected one of two 26,400-sf office/tech buildings in the four-building business park at 10110 W. Sam Houston Parkway. The location carries quoted rates of $11 per sf annually.

Vantage's third deal calls for a 3,080-sf expansion for Rubber Supply Co. The tenant now occupies 10,820 sf at Clinton Industrial Park, situated at 7139 Clinton Dr. Menuet represented Vantage while the tenant handled talks in-house. The tenant sells and distributes rubber track.
