Carlsbad Executive Plaza on Palomar Airport Road has seen signings by five new tenants for a total of 20,487 sf and two renewals for an additional 6,182 sf during the first quarter. Lease signings at the four-building, 133,000-sf corporate office park include Ocean Systems Engineering Corp., 11,793 sf; POSCO Biotech, 3,159 sf; Net Computing for 2,464 sf; OmniViz,2,319 sf, and Shelly Lee Boyce for 752 sf.

Media Captioning renewed its lease for 3,120 sf and US Foods extended its 3,062 sf lease. Total consideration for the seven leases: more than $2 million.

The four larger new tenants all came from outside of Carlsbad, with Ocean Systems Engineering Corp., a software defense contractor, moving from Oceanside.

POSCO, a world-renowned Korean-based steel manufacturing company, has opened a new biotech venture capital office. Net Computing, a provider of customer relationship management and e-business solutions, relocated from Los Angeles. Omni Viz, a provider of decision-support software for the discovery informatics marketplace, moved to Carlsbad from Massachusetts.

The professional, campus-like setting featuring koi ponds, waterfalls and extensive landscaping; the modern, efficient architecture and the central location directly across from Palomar Airport in the heart of the rapidly growing Carlsbad business core and nearby residential developmentsare among the many features. Carlsbad Executive Plaza has won numerous awards, including the Building Industry Association award as the best office park in San Diego County.

"The high quality of the on-site managers is a major factor in their choice of this project," according to the leasing agent, Norm Kerlin of BRE Commercial/NAI. Carlsbad Executive Plaza is managed by Sonia Miró Perry, RPA, of the RREEF funds.

Brokers involved in the transactions included Kerlin and Matty Sundberg of BRE who represented the landlord; Justin Halenza, also of BRE, who represented POSCO Biotech; Todd Davis and Sundberg of BRE who represented Net Computing; Mark Avilla of BRE who represented OmniViz; and Linda Hurm of Malcolm Tucker and Associates, who represented Ocean Systems Engineering Corporation.
