The former Union National Bank Building has been entirely vacant for more than a half dozen years. The property had been tied up in a divorce case.
The city, which is building its own central office tower about two blocks away, signed a 32-month year lease for the building that was constructed in 1973.
The lease rate is basically $15 per sf, Chuck Zeman, of Insignia/ESG of Colorado Inc., tells GlobeSt.com. Zeman represents the owner, 1313 Tremont LLC.
Zeman began marketing the building in the fall of 2000, when a high-tech telecom company was going to take it.
''We had the building leased to a telecommunication group, and we were getting some work done on the HVAC, and then the bottom fell out of the telecom market,'' Zeman tells GlobeSt.com. ''All of a sudden the city stepped up and it is a nice fit on a short-termlease.''
