The Murphy Canyon Road site is the fourth building in San Diego that Birtcher Property Services has sold in the past 12 months. LaChance also represented the firm in the sale of its 81,400-sf Miralani Corporate Center in Miramar in June 2001.
While the rest of the county was wracked by the weakened economy, the central suburban market--which includes Miramar and Mission Valley--managed to weather the downturn, providing the region with one bright spot in an otherwise dismal 2001, according to a first-quarter report by Insignia/ESG Research Services.
In the past four quarters, the Mission Valley market's high occupancy and consistent leasing activity has helped to stave off the eroding asking rents and negative net absorption that plagued San Diego's higher profile markets. The central suburban area posted the only positive 12-month net absorption of any major San Diego market, at 8,889 sf. The central suburban submarket of Mission Valley has developed into an extremely attractive alternative to the high rents of the North Cities area, according to Insignia.
