Goodman takes control of the brand-new, 170,000-sf One Sun Plaza and a four-year-old, 60,000-sf office building, both along Sun Avenue. The 60,000-sf office building has been leased back to Sun Healthcare for 10 years, under the court-approved sale. A Sun Healthcare contact was unable to provide real estate specifics about the 400-employee campus.

In a prepared statement, Richard K. Matros, Sun Healthcare's CEO, says the closing "provides the company with additional liquidity under our revolving credit facility and has no immediate effect on Sun's current office space requirements in Albuquerque."

Gary Goodman, president of Goodman Realty, tells GlobeSt.com that he plans to lease the 170,000-sf One Sun Plaza. "It's a monument," he says. "It has the most advanced HVAC and security systems available."

One Sun Plaza is strategically positioned in the epicenter of the North Interstate 25 corridor. Goodman intends to start wheeling and dealing on the office space at $19.50 per sf. No other speculative building, he confidently says, can match the amenities and style of his new acquisition.
