Farmers Insurance leased 4,246 sf at 11111 Richmond. The Los Angeles-based Farmers Insurance Group of Cos. is the country's third-largest writer of private passenger automobile and homeowners insurance policies. The Westchase District, an association for market data, puts the 92,539-sf 11111 Richmond at just 40% occupied.
Ace Schlameus and Jay Kyle, both with the Houston office of Grubb & Ellis Co., represented Zenith Properties at the bargaining table. Brokering the lease for the tenant were Mark Preston of Houston-based Moody Rambin Interests along with Kyle. He tells GlobeSt.com that a second-floor tenant at 11111 Richmond went out of business, gave back an entire floor and subsequently crippled the occupancy.
P. Tran & Associates signed for 1,645 sf at 10500 Richmond. Schlameus and Kyle represented tenant and building owner in the deal. The Westchase District puts 10500 Richmond, a 90,218-sf building, at 90% occupancy.
