Total Renal Care will occupy the building, having inked a 10-year lease that is valued at $2.4 million. The freestanding facility, which stands at 16255 Laguna Canyon Rd., will be used as a dialysis center. Completed in May 1990, it has a 4:1 parking ratio and is one of eight buildings that comprise the mixed-use Irvine Oaks Executive Park.

The transaction comes as a new medical office project has been completed in Laguna Woods. Known as Towne Center Medical Office Building, the recently opened facility is nearly entirely leased. Developed by Mark IV Capital Inc. and constructed by Snyder Langston, the three-story building encompasses 41,280 sf. It stands on a 2.7-acre parcel at 24331 El Toro Rd.
