EBS & Associates will be relocating from 2944 N. 44th St. in Phoenix. Ken Elmer of EBS brokered the lease for his firm. Kirk Jenkins and Laura Becker, both of the Phoenix office of DAUM Commercial Real Estate Services, represented the building owner, Stelzleni Enterprises.
The Scottsdale submarket has 6.4 million sf of office inventory, of which 3.8 million sf represents class A properties. The area currently has 1.4 million sf of vacant space translating into a 22% vacancy rate. The area posted a negative 82,964 sf in the first quarter accountings. Class A space in tony Scottsdale run $25.05 per sf while class B is fetching $22.20 per sf. The market's average is ringing up at $23.32 per sf.
