Unfortunately for Zenith, the lease wasn't at its nearby 11111 Richmond Ave. office building. That 92,539-sf facility is only about 40% leased at this time.
American Lewa is a Houston-based manufacturer of process pumps, metered pumps and other related products and parts. The company has a 10,000-sf manufacturing facility at 8560 Howard Dr., also a Houston address.
Ace Schlameus and Jay Kyle, both with the Houston office of Grubb & Ellis Co., and Leigh Ann Ahe of Houston's Moody Rambin Interests represented tenant and building owner. Just last week, brokers signed a 1,645-sf lease for P. Tran & Associates at 10500 Richmond Ave.
The Westchase District has about nine million sf of office space, with 2.5 million sf standing vacant. The submarket has a 26.4% vacancy, the largest in the city right now. Class A properties are going for an average of $22.24 per sf while class B product is bringing $17.39 per sf.
