The buyers were investors, MacDonnell says. ''I think at one time the developer was asking about $160,000 for each of them,'' he GlobeSt.com. ''But I think the developer of Avila Park was just interested in closing it out and being done with it,'' as they were the last two unsold units in his project.
'It's the difference between a close-out and a kick off,'' he adds.
In the second project, at 1629 Clarkson St., units fetched between $70,000 and $85,000 each. Units ranged in size from 448 sf to 472 sf.
''They were very nice units from start to finish, with many nice touches like granite countertops,'' MacDonnell tells GlobeSt.com. ''The only knock against them that you heard (from prospective buyers) was that they were so small.''
Units were purchased by a combination of investors and owner-occupants, he says.
''He had 23 units in the building and received offers on 21 of them,'' MacDonnell says. ''They were originally listed at $112,000. I think the developer was disappointed. He was hoping they would have been sold in the $90,000s.''
