The office/flex building is located at the interchange of Routes 128 and 93. A released statement emphasizes that Taurus was attracted to the asset because of its stable cash flow and the "strong value-added potential."

Peter Merrigan, managing partner of Taurus says that the property compliments the company's other small, value-added investments. "We have invested a great deal in Woburn in the past," he says, "and will continue to do so in the future."

The downturn in this area's real estate market has sent investors racing for properties with credit tenants and a good cash flow. According to local industry experts, there is a great deal of capital sitting on the sidelines looking to invest in the Greater Boston market but those investors are avoiding the risky investments and looking for stable properties.
