The first five buildings, totaling 208,000 sf, in the nine-building project will start to come out of the ground in the summer. The buildings will range in size from 25,000 sf to 80,000 sf. Delivery is set for January 2003.

The second phase, says Jim Casey, Trammell Crow's managing director in Houston, most likely will be built within two years although the plan is to let the market dictate the pace. He tells GlobeSt.com that the project is owned by a locally based investment group.

The buildings are concrete tilt-wall, dock-high designs with ample parking and wide truck courts. Many large trees have been preserved to enhance the look of the park.

"We expect to secure tenants who seek their own building with frontage on Sam Houston Parkway," says Casey. "Each building will have its own unique architectural features." Buildings can be tailored for tenants needing 10,000 sf to 200,000 sf.
