Shawn Ackerman of the Houston office of Dallas' Henry S. Miller Commercial says smaller companies are booming right now. He says the two leases are among the many being cut these days as retailers and other businesses make tracks to the Houston area.
Lucky's is a Fort Worth-based adult arcade with slot and video poker machines. Winners receive tickets instead of cash. Lucky's leased and built out 1,400 sf at the Foxwood Place shopping center at 7211 FM 1960 West, but after two months, says Ackerman, its management was asking for more space. Thus, Lucky's relocated within the center into 2,800 sf.
The 35,200-sf Foxwood Place is getting $1 per sf triple net. Ackerman represented the building owner, Thomas Wertheim. Mike Maroney, also of Henry S. Miller, brokered the deal for the tenant.
Taiwan Tapioca, an Asian-based chain, that Ackerman likens to TCBY is testing the Houston market in 975 sf of retail space at Beechcrest Green shopping center at 10815 Beechnut. Beechcrest Green is a 30,000-sf center that also brings in about $1 per sf triple net. Ackerman says Taiwan Tapoica intends to expand if the pilot store does well. He represented tenant and building owner, Beechnut 10815 Inc.
