Vacancies in R&D product showed the highest increase of all commercial categories, rising from 11.5% to 12.1%.
The industrial vacancy rose slightly from 8.7% at year-end 2001 to 8.9% at the end of the first quarter.
The office market was hurt by a glut of sublet space as companies postponed or canceled expansion plans.
The University Towne Centre area currently has the most available sublease space in the county with 556,890 sf, although two large blocks totaling more than 100,000 sf will be filled later this year.
The Sorrento Mesa submarket led all markets in absorption with 82,130 sf, followed by Carmel Mountain Ranch at 42,281 sf and Rancho Bernardo at 61,039 sf.
So far this year, only 285,500 sf of new construction has been completed. Countywide office rental rates peaked in 2001, although submarkets like Mission Valley, Downtown, Torrey Pines and Governor Park reported no fall in lease rates.
