Cracovia Capital LLC purchased a 26,000-sf building at 1876 E. Broadway in Tempe for $1.4 million. Robert Kling of the Phoenix office of Lee & Associates Arizona represented Cracovia in the building sale. Dennis Campbell of Nobeus Management negotiated for the seller, Julian Enterprises.
The Glendale sale brought $850,000 for a 15,722-sf building positioned on 2.15 acres at Eaton Plaza along West Augusta Avenue. Klyn's Pool Plumbing Inc. is the buyer.
Matt Hobaica, also with Lee & Associates, represented Klyn's. Scott Hardin and Nathan Cardon, both of Coldwell Banker Commercial Arizona, bargained for the seller, Eaton Plaza LLC.
The industrial submarkets are fairly small so the acquisitions are good finds. Glendale has 1.2 million sf of industrial space and a vacancy rate of 2.29%. The East Tempe address of Cracovia Capital's purchase is part of a 4.4-million inventory, where vacancy is just 2.62%.
