The tenant is part of the Dallas-based Centex Corp., a national homebuilder who operates in about 85 markets in 24 states. Centex Corp. is one of the nation's largest non-bank-affiliated retail mortgage loan originators and general building contractors. Dick Allen of Allen Tenant Services Inc. of Phoenix represented Centex in the lease negotiations.

The five-year-plus lease term has Centex paying out about $4.9 million over the life of the lease. Jim Fijan and Jerry Roberts, both of the Phoenix office of CB Richard Ellis Inc., represented the building owner, Newport Beach, CA-based Koll Development Co.

Koll Perimeter Center is a class A office structure famous for its unobstructed views of the McDowell Mountains. The 16.7-acre development consists of a pair of two-story buildings, totaling 212,000 sf.
