The company wants to build more than 80 attached condominiums and single-family homes within the Jefferson-Chalmers Neighborhood Development Project area, bounded by E. Jefferson Road.

The commission approved a rezoning of the property from residential and commercial to a planned development zoning. The developer also plans to construct more attached condos and single-family homes in the area surrounding the land proposed to be rezoned.

The city will sell land to the company for $663,000.

Plans include 13 three-story townhouses with attached garages, and 74 units of apartment-style condos on the former site of Keating School. Fourteen single-family homes would be built on the west side of Emerson Street.

The multifamily homes would cost from $160,000 to $200,000, and the single-family homes would cost $170,000 to $290,000. The developer agreed to match the pricing, size and style of the proposed homes with the target market and the desired neighborhood environment. He is allowed to begin work on the condominiums.

This project and the anticipated future developments represent one of the first major infill housing projects encouraged by the city, planning department officials say.
