The new address is in a four-story, 68,210-sf suburban office building at Texas 249 and FM 1960 West. The quoted rate for the 91%-occupied structure is $16.50 per sf for a five-year signing.

Wanda Wilson and Marci Phillips, both of Houston's PM Realty Group, represented building owner, Koll Bren Schreiber Realty Advisors Houston Portfolio in the lease negotiations. Marc Drumwright of Houston's Southwest Realty Advisors dickered for the tenant.

Royal Window Coverings is a subsidiary of Woodbridge, Ontario-based Royal Group Technologies Ltd. The firm manufactures mini-blinds and other window coverings for such major brands as Levolor, Home Depot and Wal-Mart.

In another lease, Gregg & Valby LLP renewed its 7,569-sf office at 1700 W. Loop South in Houston. Greg Cizik of Colliers International's team in Houston represented the law firm, which focuses on residential real estate document preparation. Michelle Wogan of CMD Realty Advisors negotiated the pact for the building owner, CMD Realty Investment Fund III LP.
