Liberty Trust, the developer, had wanted to develop 117 units on the site but the town's planning board had insisted that the plan include fewer than 100 units. According to Karen Switzer-Neff of the town's planning department, the site is zoned for 80,000-sf lots but the cluster zoning will enable the developer to go to smaller lot sizes of about an acre each.
Switzer-Neff tells GlobeSt.com that the town has a number of cluster zoning developments. "People think you can get more units and more continuous open space that way," she says. This site, she adds, connects to land owned by the Boy Scouts of America.
The town tried to acquire this site two years ago but town voters ultimately rejected the proposal, which required a debt exclusion override. The public hearing for Robbins Mills is scheduled to take place tonight.
