Bob Berry of the Houston office of Dallas-based Staubach Co. represented the tenant in lease talks. Groves is a 20-year-old Houston distributor of industrial, safety and mill supplies.
Mike Boyd and Clay Peeples, both of Houston's Boyd Page Inc., bargained for the building owner, the Albert and Ethel Herzstein Charitable Foundation. The foundation acquired the building in 1984 from the Dallas-based Dresser Industries Inc. The building is near Hollister Street and the Northwest Freeway.
According to Harris County tax records, the property's 2001 assessment was $3.7 million. The foundation also owns a 35,376-sf warehouse at 3500 Claymore Park Dr. in West Houston near the Katy Freeway, according to the county.
