Kaye-Smith will relocate its headquarters from San Jose, where it currently leases 93,000-sf, to Livermore in September. The firm has leased 65,000-sf of industrial/flex space in Opus West's Greenville Business Center, which is about 25% of the 267,000-sf building. Opus West Construction also will build out 9,400 sf as office space. Kaye-Smith's new neighbor will be Telcobuy, which occupies about 89,000-sf of the Greenville building. The remaining 114,000-sf is available for lease.
The negotiated lease rate on the deal was not immediately available, but the triple-net asking rate for the shell space was $0.47 per sf per month. Randy Ackerman and Director Jeff Lee of Opus West negotiated the lease on behalf of Opus West, while Kaye-Smith was represented by Duane Fitch and Mike Walker of CB Richard Ellis.
"Companies with requirements similar to Kaye-Smith typically evaluate all the East Bay options for this kind of space, and increasingly are choosing Livermore as an exceptional location for business operations, employee recruiting and retention, access to affordable housing and access to major highways and rail transportation," says Little. Lee adds that the 30-foot clear height of the buildings at Greenville Business Center and the ESFR fire sprinkler systems were additional reasons Kaye-Smith liked the real estate.
