Quality Water Systems, headquartered in Houston, will relocate from a 4,800-sf leased space at 11210 Steeplecrest Dr. about a mile away from the project site. It was a tenant for the last five years at Steeplecrest Drive.
Carl Brenner, Quality Water's general manager, tells GlobeSt.com that today's excellent financing climate was the impetus for going from leasing to owning. And like many others, it afforded the opportunity to expand. The build-to-suit mirrors a Conroe facility, positioned north of Houston and the Woodlands. It includes about 2,000 sf of warehouse space and the balance in office for the administrative, marketing and sales teams.
Bill McGraw operates the company and its real estate assets under the entity of McGraw Enterprises LLC. Work started in the spring on the build-to-suit, designed by Houston-based Grant-Bernard Architects. Meljar Construction of Conroe is the general contractor.
Brenner says the 29,550-sf tract was purchased about a year ago from Neeshaw Partners LP. Rainsoft sells and distributes residential and commercial water treatment systems.
