Completion is expected by August, a year after the project broke ground on a 28-acre site north of Tampa's Ybor City sector and about five miles from Interstates 4 and 275.
Marlton, NJ-based Michaels Development Co. is developing the project for the Tampa Housing Authority. The enterprise is being funded partly by a federal grant under the Housing and Urban Development Hope VI Program. Torti Gallas and Partners of Silver Spring, MD is the project architect.
The first phase will have 84 one-story and two-story buildings housing 201 units. The second phase will add 348 units for a total 559 units. The one, two, three and four-bedroom units are 945 sf to 1,600 sf. The mixed income community will have a rent schedule based partially on market rates, tax-credits and public housing levels.
Market rate units for one bedroom will be $568 per month; $682, two bedroom; and $788, three bedroom. Public housing rents depend on income qualitifications. The range: Two bedroom, $114 to $568; three bedroom, $131 to $657; and four bedroom, $146 to $732.
The development site formerly housed the Ponce De Leon Courts and College Hill neighborhoods. Clark DCC Builders was established last year when Clark Realty Builders of Bethesda, MD acquired DCC Constructors Inc., a 15-year-old Florida general contractor.
