Completion is expected by August, a year after the project brokeground on a 28-acre site north of Tampa's Ybor City sector andabout five miles from Interstates 4 and 275.

Marlton, NJ-based Michaels Development Co. is developing theproject for the Tampa Housing Authority. The enterprise is beingfunded partly by a federal grant under the Housing and UrbanDevelopment Hope VI Program. Torti Gallas and Partners of SilverSpring, MD is the project architect.

The first phase will have 84 one-story and two-story buildingshousing 201 units. The second phase will add 348 units for a total559 units. The one, two, three and four-bedroom units are 945 sf to1,600 sf. The mixed income community will have a rent schedulebased partially on market rates, tax-credits and public housinglevels.

Market rate units for one bedroom will be $568 per month; $682,two bedroom; and $788, three bedroom. Public housing rents dependon income qualitifications. The range: Two bedroom, $114 to $568;three bedroom, $131 to $657; and four bedroom, $146 to $732.

The development site formerly housed the Ponce De Leon Courtsand College Hill neighborhoods. Clark DCC Builders was establishedlast year when Clark Realty Builders of Bethesda, MD acquired DCCConstructors Inc., a 15-year-old Florida general contractor.
