The 301,614-sf, class A building is positioned on 8 1/2 acres at the southwest corner of 24th Street and Camelback Road. It is a project of Houston-based Hines Interests.

The two-year-old building features 30,000 sf of ground-floor retail and restaurant space. Regus Business Center, Grubb & Ellis Co., Robert Half International and Morgan Stanley Dean Witter are the anchor tenants.

William Olson was Hines' in-house representative for the lease negotiations. Blaine Black and Pat Devine, a Phoenix team for Dallas-based Trammell Crow Co., handled talks for the tenant. The brokers could not be reached by press time for details about the deal. First Horizon has three other offices in Phoenix and one each in Scottsdale and Tempe.
