The 12,776-sf lease includes an expansion of 5,000 sf, Ken Walter of Insignia/ESG in Dallas tells GlobeSt.com. He and Dennis Barnes, Insignia's leasing director, represented the building owner, RREEF. Jack Moravcik of Dallas-based Swearingen Realty Group steered the talks for the tenant. The seven-year deal also took the tenant from the first floor to the ninth and into space vacated last year by Fidelity Investments when it moved to its Southlake campus, says Walter.
The class B building at 1431 Greenway is 60% occupied. HQ Global Workplaces is the primary tenant, taking up a full floor or 19,300 sf for its Irving Business Center executive suites. Walter says the asking price at the Embassy and other class B office product in tony Las Colinas is $15 per sf. "The last time it was this level for class B was 1994-95," he says.
Rimkus has 16 offices in the US and Switzerland. It was formed in 1983 as an engineering consulting firm, expanding into a forensics consultant for tragedies such as fires, crane collapses, failed foundations and vehicular collisions.
