The 10-year lease, with an average asking rent of $18.50 per sf, has an aggregate value of $31.73 million.

The transaction brings the landmark 17-year-old building at 701 San Marco Boulevard in the Southbank area of Downtown Jacksonville to 100% occupancy.

The block of space became available after Prudential Life Insurance Co. of Newark, NJ, the building's owner, sold a portion of its business to Aetna Insurance Co. and no longer needed the 167,000 sf.

Aetna will be moving to another nearby Pru-owned building by year end as the Corps of Engineers begins moving its 750 workers across the St. Johns River from the Charles E. Bennett Federal Building.

The deal took eight months to do because the GSA, the largest lessee in the United States with a portfolio of 10 million sf, moves cautiously on all of its transactions, according to TCC brokers Brad R. Chrischilles and Ross Carrier.

Crow participated in the deal after receiving the assignment from New York-based GVA Williams Real Estate Co.
