Texas Legal Protection Plan has leased 4,000 sf on the building's fifth floor. Colliers' Spencer Hayes and Mark Greiner handled the deal. Texas Legal, founded in 1972 by the Texas Bar Association, provides pre-paid group plan legal services. It moves from Barton Oaks Plaza at 901 S. MoPac Expressway, also in the southwest submarket.
Earlier, anchor tenant Vinson & Elkins moved into 115,000 sf in the building. Another law firm, Gjerset & Lorenz has taken 8,900 sf on the building's fifth floor. Greiner tells GlobeSt.com that the building still has another 62,000 sf to lease.
The six-story Terrace VII has about 192,000 sf on top of a four-level parking garage. It's part of a 109-acre, mixed-use development at MoPac Expressway and Capital of Texas Highway. The building is owned by ClayDesta, the Midland, TX-based energy company.
