After disputing with the Mariners over the site's potential for redevelopment obstructing the ballpark's views, Martin Smith Development Corp., the property owner of the WOSCA site, which is located at 1046 First Ave. S., has come to a sale agreement with Al Monjazeb, owner of Nissan, Land Rover, Lincoln and Mercury car dealerships in Seattle.

In 1998, Martin Smith Development Corp. paid about $10 million for the property. The company proposed a huge mixed-use project on the site earlier this year, the Mariners and the Public Facilities District associated with the stadium opposed the project, saying that project's buildings would obstruct the ballpark's views. After a long dispute, Martin Smith agreed to look into a smaller development.

Monjazeb came to Martin Smith with a proposition a few months ago, saying that his leases for his dealerships would expire soon and he needed a place to relocate in downtown Seattle. The two negotiated and Martin Smith agreed to sell. The purchase price was not released.

However, city officials are hesitant about approving the proposed car dealership, saying that it does not fit into the redevelopment plans for the area. The project is pending city approval.
