Lynam says that the 59-acre property, which is currently wooded with some open space, is zoned partly residential and partly light industry, which means Rosen will have to apply for approval from the zoning board of appeals. The density that the developer is looking for--from 100 to 120 units--will also require zoning relief.
Towns tend to favor senior housing projects because they don't tax the town's services as much as projects geared toward families. The developer will not be including an affordable-housing component and is not filing for a comprehensive permit. But Lynam notes that the town is not looking to increase its residential base. Still, he adds, "I expect the project will be approved."
