Accutron's new home will be ready in September, at which time another closing will be held. Cory Spanko, industrial specialist with the Gilbert, AZ office of Wiley & Associates, tells GlobeSt.com that Phoenix-based Accutron wanted to more than double its office space plus take advantage of the current friendly financing environment.
LGE Design Build is constructing the Accutron building, made up of one-third mezzanine storage, one-third office space and one-third warehouse space. Until the structure is ready, Accutron has cut a short-term leaseback with Science Care Anatomical.
Accutron bought the building in 1992 to manufacture nitric oxide systems for dentists. Science Care will use the structure for research on human cadavers. Its existing operation is in a smaller building along Peoria Avenue in the North Black Canyon corridor.
Spanko says Accutron's new facility is located in the industrial sector of Deer Valley. He perceives it as one of the fastest-growing industrial submarkets in the Valley. With the area more readily accessible due to Loop 101's completion, Deer Valley presents a much cheaper alternative to the high rents of the North Scottsdale submarket, he says.
Spanko and Byron Wiley, also of Wiley & Associates, represented Accutron in the sale of the building and contract for the Pinnacle Business Park facility.
