Sun City Shopping Center Sold for $36.54 per SF

ORLANDO-Sitting on the shores of Tampa Bay, the 130,000-sf, 99%-leased property was sold by Atlanta-based Watkins Group to Sun Point LLC for $4.75 million. The property is across the bay from St. Petersburg, FL and 80 miles west of Downtown Orlando.

The group's principals, Richard L. Phagan and James M. Rudnick, paid Atlanta-based Watkins Group $4.75 million or $36.54 per sf for the 99%-leased property at the northwest corner of State Road 674 and 30th Street in the Ruskin, FL-Sun City, FL hub.

Publix and Beall's Department Store are the anchors. Brad C. Luger and Larry Randolph of Advantis Real Estate Services Co. negotiated for Watkins.
