Located at Maricopa Freeway and Seventh Avenue, Lincoln Commerce Park is a just-finished four-building development totaling 224,000 sf. The buildings take up 13 acres, leaving the rest for build-to-suit facilities or more speculative space. Monthly triple-net asking rates at Lincoln are $0.50 per sf.
With the buildings now complete and empty, David Krumwiede, executive vice president with Lincoln Property Co., seems optimistic about the facility's lease up potential. He says that many tenants in the area are in dysfunctional space in terms of clear heights, loading capacity and other crucial amenities. Lincoln was one of many developers vying for the land due to its proximity to the airport and a lack of new industrial product in the area, says Krumwiede.
The facility is being marketed by Jeff Conrad of Lee & Associates Arizona, who reports that interest from potential tenants has been significant, with deals looming and expected to close in the near future.
Lincoln also is in the planning and design phase on a 108,000 sf industrial warehouse slated for 16th Street and Maricopa Freeway. Krumwiede says the project will be completed in the next six months.
